I would have given him the go-ahead to rent the non-refundable house and let him waste his money on it. Then maybe contacted the landlord of the house and been like "You know the dude renting your house right now? Check out these messages, he's renting it to set up some kind of gay fight-club beat-up session" to make sure he didn't get his money back.
